Building Operator-5 (Scarborough)

Responsibilities Contribute to ongoing skilled business development activities.
Provide a professional level of real estate based advisory and transactional services to clients (if applicable).
Contribute to the company achieving its gross revenue and net operating income objectives.
Contribute to the general business development efforts of the company by representing the company.
Contribute expertise in a team-based work setting to various business opportunities conducted by other company employees.
Contribute to the control of operating expenses (if applicable).
Ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate cleanup.
Perform maintenance and monitoring repairs to the mechanical, plumbing, structural, furniture, fire, life safety, and control systems for the facility to keep facility and building systems up to applicable standards as assigned.
Maintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency.
Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the facility.
Record readings and make adjustments where necessary to ensure proper operation of equipment.
Maintain equipment by cleaning, inspecting, calibrating and changing parts to keep HVAC systems and associated equipment at optimum performance levels.
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace.
Review monthly client service request summaries to pinpoint and correct recurrent operational problems.
Perform periodic checks of tool and instrument inventory.
Monitor the quality and pricing of maintenance work performed by outside contractors.
Perform additional job duties as requested.
Qualifications Building Environmental Systems (BAS) Operator Class I or Class II.
High school diploma.
Ability to analyze the operation of various systems, determine the cause of problems or malfunctions and take corrective action as required.
Working knowledge of computer applications including Word and Excel.
Availability for call‑in work and ability to perform other duties as required.
