Job Description

The Associate, Real Estate Investments, actively supports the Pension Investment, Real Estate portfolio team in completing the due diligence of new investments/developments, tracking investment performance at the asset and fund level, and in providing associated reporting and analytics. The Associate is familiar with the investment industry including portfolio management, investment dealers and brokers, public pension plans and is knowledgeable about capital markets. Hybrid Workplace Policy: This position will require for the incumbent to work from our offices (1 Dundas St W, Toronto) between 4-5 days per week.

Job Responsibilities

Below are the main job requirements and responsibilities for the Associate, Real Estate Investments.

• Assists with the financial modelling and analysis of funds, companies and transactions. Reviews and analyzes fund and direct investment opportunities. Prepares the initial screening reports and works alongside the investment team, conducting detailed due diligence on new investment opportunities. Helps prepare investment recommendation reports.

• Reviews external manager quarterly reports, tracks key performance and operational metrics, reviews capital calls and funding requests issued by external managers, and conducts financial and portfolio analyses to identify key insights, performance drivers, risks, and opportunities relative to benchmarks, investment objectives, and strategic targets.

• Monitors real estate market trends, transaction activity, capitalization rates, rental growth trends, and macroeconomic factors impacting portfolio performance.

• Assists in the preparation of the periodic Investment Advisory Committee report which summarizes operational activities, portfolio performance, valuation attribution analysis, and any other reporting required.

• Builds and maintains internal databases, research repositories, financial systems, models, and reporting tools while streamlining operational processes. Develops and maintains portfolio analytics dashboards and business intelligence reporting solutions to improve the accessibility, quality, efficiency, and effectiveness of investment insights and decision-making.

• Assists in the preparation of Quarterly Investment Reports for each investment in the portfolio (either funds or direct investments). Ensures the data accuracy and timeliness of reporting and monitors property-level performance against approved business plans, identifying material variances, risks, and opportunities requiring further review.

• Supports ad-hoc analyses for portfolio management as needed. This includes analyses on new leases, tenant credit, industry exposure and loan covenant.

• Supports Environmental, Social and Governance (ESG) initiatives by collecting, validating, analyzing, and reporting sustainability metrics across portfolio investments, contributing to ESG monitoring and disclosure requirements.

• Develops and supports automation solutions to improve investment reporting efficiency, strengthen data quality controls, and enhance the consistency and reliability of portfolio information.

Qualifications

Education

• Completion of a university degree in Business, Finance or Mathematics.

Experience

• 1 to 3 years of relevant work experience (i.e. commercial real estate investment analysis, corporate or investment banking, equity research, consulting, accounting or transaction services) is an asset.

• Experience or knowledge of commercial real estate is an asset.

Other Candidate Requirements

• Strong ability to create reports, spreadsheets and financial models using Excel.

• Knowledge of cash flow forecasting and modeling in Argus Enterprise.

• Ability to prepare compelling PowerPoint presentations.

• Strong organizational, prioritization and time-management skills.

• Good interpersonal skills.

• Excellent oral and written communication skills.

• Ability to think critically and to communicate complex ideas or concepts.

• A high-level of motivation, energy and excitement concerning investments.

• Knowledge of the Yardi platform is an asset.

Other Information

Hybrid Workplace Policy: This position will require for the incumbent to work from our offices (1 Dundas St W, Toronto) between 4-5 days per week. 

Multiple positions, Indeterminate and Term positions, Possibility of extension or permanency, Eligibility list to be created for a period of twelve (12) months.
