Associate, Commercial Asset Management

About the Role:

Fitzrovia is seeking an Associate, Commercial Asset Management to join our growing team. The successful candidate will play a key role in supporting the leasing, financial and operational performance of Fitzrovia’s expanding commercial portfolio, including retail and office assets across Toronto, Montreal, and future mixed-use developments.

The Associate will work closely with the Asset Management and Property Management teams on commercial leasing initiatives, tenant relationships, property-level analysis, budgeting, and operational oversight, while contributing to broader portfolio strategy and cross-functional projects. This role will also provide exposure to acquisitions, development, and residential asset management initiatives across the organization.

Responsibilities:

Commercial Asset Management & Leasing Oversight

  • Support the day-to-day asset management of Fitzrovia’s growing commercial portfolio, including retail and office assets across Toronto, Montreal, and future development projects.
  • Assist in the development and execution of asset-level business plans and leasing strategies to maximize asset value and long-term performance.
  • Coordinate and manage relationships with external leasing brokers and support leasing initiatives across the portfolio.
  • Participate in lease negotiations, including Letters of Intent (LOIs), new leases, renewals, amendments, and related documentation.
  • Conduct market research, rental analysis, and competitive benchmarking to support leasing decisions and pricing strategy.
  • Support outreach efforts to prospective retail and office tenants/operators to drive leasing activity and tenant mix strategy.
  • Conduct property tours with prospective tenants and brokers as required.

Financial Analysis, Reporting & Operations

  • Assist with annual budgeting, forecasting, CAM reconciliations, and monthly financial reporting processes for commercial assets.
  • Monitor arrears, tenant collections, and operating performance metrics, identifying risks and opportunities for improvement.
  • Work closely with accounting teams on CAM build-ups, reconciliations, and operating expense reviews.
  • Support underwriting and financial analysis related to retail and commercial components of new developments and acquisitions.
  • Prepare reporting materials, presentations, and analysis for internal stakeholders and senior leadership.

Capital Projects & Cross-Functional Coordination

  • Liaise with construction, development, and capital projects teams to coordinate landlord work (LLW), tenant improvements, and commercial capital initiatives.
  • Assist in tracking project budgets, schedules, and delivery timelines to ensure work is completed on time and within budget.
  • Collaborate with internal property management, investments, and development teams to support operational and strategic initiatives across the portfolio.

Portfolio Growth & Strategic Initiatives

  • Support due diligence and analysis for future commercial acquisitions, mixed-use developments, and strategic partnerships.
  • Contribute to process improvements, operational efficiencies, and best practices within the commercial asset management function.
  • Stay informed on market trends, tenant demand, leasing activity, and emerging opportunities within the commercial real estate sector.

Qualifications and Experiences:

  • Undergraduate degree in Real Estate, Business, Finance, Economics, Urban Land Economics, or a related discipline.
  • 3-5 years experience in commercial real estate asset management, leasing, property management, investments, or a related field.
  • Exposure to retail and/or office assets is preferred; mixed-use development experience is considered an asset.
  • Foundational understanding of commercial leasing processes, including LOIs, lease negotiations, renewals, and tenant coordination.
  • Strong financial and analytical skills with proficiency in Microsoft Excel and PowerPoint, including budgeting, cash flow analysis, and financial modeling.
  • Familiarity with commercial operating budgets, CAM reconciliations, and property-level reporting is considered an asset.
  • Excellent written and verbal communication skills with the ability to interact professionally with tenants, brokers, consultants, and internal stakeholders.
  • Strong organizational and project management skills with the ability to manage multiple priorities in a fast-paced environment.
  • Entrepreneurial, proactive, and solutions-oriented mindset with a willingness to take initiative and work collaboratively across teams.
  • Interest in gaining exposure to both commercial and residential asset management within an integrated real estate platform.
