Position Summary

The Accounting Manager supports the financial oversight, accounting, reporting, and cash management of a portfolio of real estate land development projects. Reporting to the Project Controller and working closely with the Finance & Project Management teams, this role provides review and guidance to the accounting team while supporting strong financial reporting and internal controls. The Accounting Manager applies strong analytical and business judgment to complex matters, connects information across projects and transactions, identifies interdependencies and downstream impacts, and contributes to process and systems improvements. The ideal candidate is a proactive and intellectually curious problem solver with strong technical capabilities, sound judgment, and excellent communication and interpersonal skills.

Key Responsibilities

Project Financial Reporting

• Accountable for the day-to-day management of accounting and reporting for assigned real estate development projects, ensuring accuracy, completeness, and compliance with ASPE and internal policies;


• Ensure accurate and timely completion of:
  
  
  
  • externally prepared (PwC) year-end financial statements; review completed statements and support approval by the Project Controller;
  
  
  • Periodic investor financial reporting;
  
  
  • internally prepared investor stub period reporting;
  
  


• Review quarterly investor management reports to ensure timely and accurate reporting for all assigned projects;


• Work closely with the Project Managers to address project-specific matters as required;


• Conduct on-going corporation maintenance (e.g. new company set-up, dissolutions, amalgamations, etc.);


• Review loan, cash, and interest rate data supporting Sigma dashboard reporting, ensuring accuracy and consistency with underlying financing and banking information;


• Review project management fee calculations for accuracy and consistency with underlying agreements and project financial results;


• Review monthly bank reconciliations and investigate reconciling items and discrepancies;


• Review bookkeeping journal entries for accuracy, appropriate accounting treatment, and supporting documentation;

Financing Administration

• Review loan draw packages and supporting documentation in accordance with credit facility requirements;


• Review monthly bank reporting packages, including financial and margin information;

Treasury, Tax & Compliance

• Review and approve invoices related to accounting expenditures and management company operations, ensuring appropriate coding, supporting documentation, and alignment with underlying services and agreements;


• Oversee monthly cash management activities, including cheque runs, EFT payments;


• Monitor treasury activities, including review of investor funding requests and distributions;


• Oversee government reporting and tax compliance (HST, T5018, etc.);


• Prepare head office tax projections, including identification and analysis of items impacting taxable income and applicable tax adjustments;


• Prepare HST self-assessments for land acquisitions and land exchanges, including analysis of applicable tax treatment and supporting calculations;


• Oversee A/R collections and aging analysis; provide guidance to team on customer follow-ups and escalations;

People Leadership

• Provide training, mentoring, and technical support to accounting staff;


• Assist with recruitment and onboarding;

Systems, Process Improvement & AI

• Serve as Oracle NetSuite subject matter expert, leading period-close activities, maintaining accounting calendars, and collaborating on system enhancements;


• Drive continuous improvement initiatives, including the evaluation and implementation of AI-enabled tools to improve efficiency, controls, and reporting quality;

Other duties/projects as assigned from time to time.

Education and Experience

• University degree required (Accounting);


• CPA designation


• 5+ years of progressive experience in accounting and financial management;


• At least 1 year of experience in a management position with demonstrated results leading or mentoring accounting staff;


• Strong working knowledge of credit agreements, treasury operations, and tax compliance;

• Ability to synthesize and retain information across multiple entities, projects, transactions, and reporting periods, and apply that knowledge when evaluating new information;


• Strong judgment with the ability to identify interdependencies, anticipate downstream impacts, challenge unexpected results, and assess whether financial outcomes are consistent with underlying business activity;


• Excellent communication and presentation skills, both verbal and written, with the interpersonal effectiveness to work across accounting, finance, project management, and senior leadership;


• Highly proficient with Microsoft Office, particularly Excel, with strong aptitude for learning and adopting new technologies;


• Strong interest in learning and leveraging AI, automation, and technology to improve processes, controls, and operational efficiency;

Performance Metrics and Compensation

Success will be based upon mutually agreed upon milestones. Compensation will be comprised of a base salary, performance bonus, and benefits package. Salary will be commensurate with experience.

Health and Safety

• Work in compliance with the provisions of the Occupational Health and Safety Act (OHSA), applicable regulations, the Health and Safety Management System Manual, and all internal policies and procedures.


• Attend all required health and safety training programs (e.g., WHMIS, orientation, tailgate talks) and apply the knowledge to daily work activities.


• Know, understand, and implement safe work practices, procedures, and established rules for project activities and for handling materials, equipment, and processes.


• Report any contravention of the OHSA, regulations, company health and safety policies and procedures, or any observed hazard to their Supervisor and the EHS Department.


• Refrain from operating any equipment, machine, device, or performing work in a manner that may endanger yourself or others.


• Use all required safety devices and ensure they are maintained in proper working conditions. Report any missing, defective, or damaged equipment or protective devices immediately to their Supervisor and the EHS Department.


• Report all injuries, incidents, hazards, and unusual conditions immediately to their Supervisor and the EHS Department.


• Complete all required documentation related to incidents, hazards, or injuries as required.
  

Working Conditions

• Typical office hours: Monday to Friday – 9:00 am – 5:00 pm. Additional hours may be required.


• Light to infrequently moderate physical effort. Requires handling of light and moderate weight objects including office equipment and other office supplies, and frequently sitting for prolonged periods of time while using the computer and telephone.

• For this position the Salary range will be between $100,000-$150,000 annually
