Senior Financial Analyst
Reporting to the Senior Manager Finance, this role provides financial analytical support for evaluating locations and markets where investment opportunities are considered. The role will support budgeting and administration of real estate occupancy costs and capital investment.
Key Responsibilities
- Prepare proforma models for greenfield, relocation, expansion, and other real estate market opportunities, including scenario and sensitivity analysis.
- Coordinate with the Director, Market Development to obtain market research inputs and preliminary sales projections for inclusion in financial models.
- Gather and synthesize sales, margin and cost data for the existing store base and extrapolate appropriate information to develop metrics/key performance indicators for new store location projects.
- Present the financial component of real estate deals to the Executive Committee.
- Keep up-to-date on changes in provincial pharmacy legislation and update financial models accordingly.
- Review proformas with Operations and Merchandising in accordance with the company’s Real Estate Committee approval process.
- Assist in the lease renewal process by analyzing and reporting on latest store performance.
- Support the continuous improvement of the company’s financial modelling process by analyzing and validating key proforma assumptions, including post‑opening reviews of projects.
- Prepare budgets and forecasts of real estate occupancy costs.
- Work with the Director, Market Development to provide financial inputs for integration into the Real Estate database for use by the Real Estate and Construction teams.
- Prepare ad‑hoc reports and/or analyses as required to support business partners for decision making.
- Perform other duties as assigned to support Rexall Pharmacy Group Ltd.
Qualifications
- University degree in Business or a related discipline, with a CPA designation, working towards it, or an MBA.
- 3–5 years of experience in a financial analytical capacity within a retail or real estate environment.
- Exceptional financial analytical and statistical analysis skills, preferably developed in a retail environment.
- Highly proficient in Microsoft applications (Excel, Access, PowerPoint, Word). JDE experience is an asset.
- Ability to interpret and present results in an engaging and meaningful way.
- Strong decision‑making skills.
- Excellent written and verbal communication skills.
- Proactive and continuous‑improvement mindset to respond quickly to business issues or opportunities.
