SUMMARY  

Responsible for the accounting and financial reporting of Welltower’s Canadian seniors housing operating (SHO) portfolio across one or more functional areas: fixed assets, cash and revenue reconciliation, property operating expenses (including the prepaid or accruals associated with those expenses), with emphasis on GL account analysis, journal entries and account reconciliations in accordance with U.S. Generally Accepted Accounting Principles (US GAAP), SOX requirements and Company policy. The role partners directly with Welltower’s Canadian operators, and is accountable for CAD-denominated activity, foreign currency translation to the USD reporting currency, and Canadian indirect and property tax matters as they affect the property ledgers.  

KEY RESPONSIBILITIES  

• Perform accounting and financial reporting responsibilities for an assigned group of Canadian communities in one or more functional areas: fixed assets, construction and development, property operating expenses, and/or recovery of property operating expenses (including the prepaid or accrual associated with those expenses).  

• Ensure compliance with US GAAP and company policies and procedures, including compliance with identified internal controls, and support the statutory and regulatory filing requirements of the Canadian legal entities in coordination with external advisors.  

• Document processes and procedures and continually identify opportunities for improvement.  

• Identify areas of process improvement to create more effective and automated processes and assist with implementation as appropriate.  

• Consistently perform in a manner that shows commitment, results, and meets ongoing business needs, and promote a collaborative team environment between Property Accounting and other Accounting teams and various teams within the Business.  

• Deliver exceptional customer service to all internal customers and maintain ongoing communication with a variety of stakeholders — including operator finance teams, Asset Management and the U.S. Property Accounting group — to ensure accuracy of financial statements, and a complete understanding of the financial reporting requirements.  

• Develop individual skills as needed to ensure continued ability to assist with key initiatives, projects, and process improvements.  

• Prepare and post necessary journal entries to maintain complete and accurate accounting records.  

• Maintain appropriate support for account balances and ensure timely resolution to outstanding matters.  

• Monitor and reconcile assigned accounts. Maintain a complete and accurate set of working papers for all assigned accounts.  

• Review monthly financial submissions from Canadian operating partners, investigate variances to budget and prior period, and follow through to resolution with operator finance teams.  

• Maintain CAD-denominated ledgers and prepare the foreign currency translation and remeasurement entries required to report Canadian results in the USD reporting currency.  

• Support GST/HST (and QST, where applicable) reporting and input tax credit recovery, and maintain municipal realty tax accruals, instalments and reassessment adjustments for the Canadian portfolio.  

• Prepare supporting schedules for applicable external reporting requirements, including documentation for all SOX requirements.  

• Perform key internal controls and assist internal and external auditors in the testing of such controls.  

• Perform ad ‐ hoc analysis and other duties as required.

TRAVEL  

No regular travel is expected for this position. Occasional travel within Canada may be required to support operator transitions or on-site reviews.  

MINIMUM REQUIREMENTS  

Experience: Minimum 3 years accounting experience, preferably in seniors housing, multi-residential or other real estate related activities. Experience with Canadian indirect tax (GST/HST/QST) and multi-currency reporting is an asset.  

Education: Bachelor’s degree in accounting or business with an emphasis in accounting, or an equivalent Canadian post-secondary credential.  

ADDITIONAL ELIGIBILITY REQUIREMENTS  

Canadian CPA designation preferred; candidates enrolled in the CPA Professional Education Program (PEP), or holding a U.S. CPA licence, will also be considered. Working knowledge of US GAAP is required. French language ability is an asset. Applicants must be legally entitled to work in Canada.
