Property Manager

As the Property Manager, you will be responsible for all aspects of property management at one of our downtown multi residential properties. The responsibilities will include, but are not limited to:

• Oversee the day-to-day operations and overall management of the residential property.
• Ensure a high level of resident satisfaction and deliver exceptional customer service.
• Develop strategies to maximize occupancy and rental revenue.
• Manage resident communications, requests, concerns and complaints in a timely and professional manner.
• Monitor and manage property operating expenses, budgets and financial performance.
• Review accounts receivable, follow up on outstanding balances and support effective rent collection.
• Coordinate preventative maintenance programs and ensure building systems and equipment are properly maintained.
• Manage relationships with contractors, suppliers and external service providers, including negotiating and monitoring service agreements.
• Conduct regular property inspections and ensure property is maintained to highest standard
• Identify opportunities to improve operational efficiency, resident experience and property performance.
• Respond to emergencies and coordinate appropriate actions to protect residents, employees and the property.
• Represent the property professionally and foster a positive, welcoming residential community.
• Maintain a strong understanding of local market, including regular visits to all competitors
• Oversight of the hiring, coaching and supervision of the team (administration, leasing, maintenance, security and housekeeping) to achieve operational goals of the property
• Manage accounts receivables and procedures as may be required at the Quebec Rental Board
• Conduct regular property inspections and ensure property is maintained to highest standard
• Ensuring all policies and procedures are followed

The Requirements:

• Minimum 5 years’ experience in residential property management
• Demonstrated experience leading onsite teams in high volume residential environment
• Experience with leasing, renewals, collections, resident relations and occupancy optimization
• Experienced with preparation of budgets, monthly reporting
• A strong understanding of building operations
• Strong vendor, contractor and service provider management experience
• Able to prioritize, manage multiple tasks and requests with ease
• Experience in Microsoft Office
• Knowledge of YARDI software will be considered a strong asset
• Perfectly bilingual, written and spoken.
• High level of integrity and professionalism.
