Position Overview

We are seeking a high-energy, solutions-driven Deficiency Manager to oversee the final quality control, handoff, and deficiency resolution phases of our high-rise residential projects.

This is not a "clipboard-only" job, nor is it strictly reactive. The ideal candidate possesses a rare blend of construction expertise, sharp trade-management skills, and a relentless "get-it-done" mentality. You need to be authoritative enough to hold trades accountable, personable enough to build strong working rapport, and humble enough to grab a paintbrush or a caulking gun yourself if it means getting a suite crossed off the list. Crucially, you are a forward-thinker: you don't just fix the same mistake twenty times; you analyze the root causes on early floors to optimize quality inspections and building processes for future floors and future projects.

Key Responsibilities

1. Process Optimization & Future Prevention (Forward-Looking)

• Root-Cause Analysis: Track recurring deficiencies on lower floors to identify systemic trade or material issues, feeding this data back to the project team to prevent the same mistakes on upper floors.
• Proactive Quality Inspection: Evolve and refine the quality inspection process, establishing proactive milestones during the framing and boarding stages to catch issues before finishes are applied.
• Standard Operating Procedures: Develop and implement standardized deficiency-reduction strategies and lessons-learned logs to improve efficiency and quality on all future building projects.

2. Deficiency Identification & Tracking

• Conduct thorough walk-throughs of suites and common areas to identify, document, and categorize architectural, mechanical, and electrical deficiencies.
• Fully manage the deficiency lifecycle using Procore , ensuring all items are accurately logged, assigned, and updated in real-time.
• Prepare clear, photographic punch lists for trades and project stakeholders.

3. Trade Management & Collaboration

• Build and maintain strong, respectful relationships with sub-trades to ensure maximum cooperation.
• Coordinate, schedule, and supervise trades during the back-charge and deficiency-rectification phases.
• Hold trades strictly accountable to project schedules, quality benchmarks, and efficient completion timelines.

4. Hands-On Resolution

• Act as the ultimate closer for the project.
• While your primary role is management, you have a proactive, hands-on attitude. If a minor touch-up, quick bead of caulk, or simple adjustment stands between a suite and a perfect handover, you are ready and willing to handle it on the spot.

Qualifications & Experience

• Experience: Minimum 3–5 years of experience in high-rise residential construction, specifically within finishing, deficiency management, or assistant superintendent roles.
• Software: Strong proficiency in Procore is highly preferred. Experience utilizing Procore's punch list, inspections, and photo modules on-site is a massive asset.
• Mindset: A continuous-improvement mindset. Proven experience implementing quality assurance (QA) processes that reduce overall deficiency counts over time.
• Technical Knowledge: Deep understanding of high-rise construction finishes, drywall, paint, millwork, and general building envelope/interiors.
• Soft Skills: Exceptional communication skills with a proven track record of controlling trades firmly but fairly. You know how to build rapport to get things done without burning bridges.
• Tools: Basic hand tools and comfort performing minor cosmetic touch-ups when necessary.
