The Opportunity

We are seeking an experienced, dependable, and hands-on Property Maintenance Technician to support the day-to-day maintenance and upkeep of our properties. The ideal candidate is comfortable completing a wide range of hands-on repairs independently while also knowing when a project requires a specialized trade or contractor. You will be responsible for maintaining the property in excellent condition, conducting regular inspections, addressing maintenance requests, supporting fire and life safety requirements, and coordinating outside contractors for larger or specialized projects. This role is well suited to someone who takes pride in their work, notices problems before they become larger issues, and is comfortable working independently in a fast-paced property environment.

Work Orders & Repairs

• Receive, prioritize, and complete maintenance work orders in a timely manner.
• Troubleshoot maintenance issues and determine the appropriate course of action.
• Perform minor plumbing, carpentry, drywall, painting, roofing, and electrical repairs within permitted scope.
• Document completed work with clear notes and photos.
• Identify issues requiring specialized trades and coordinate with contractors as needed.
• Follow up on outstanding work to ensure repairs are completed properly.

Preventative Maintenance & Inspections

• Conduct routine property and building inspections to proactively identify maintenance concerns.
• Carry out seasonal and preventative maintenance programs for roofs, drains, door hardware, lighting, sump pumps, mechanical areas, and common spaces.
• Identify and report potential equipment or building failures before they become emergencies.
• Coordinate preventative maintenance and contractor servicing when required.
• Complete pre-move-in and pre-move-out inspections and document property conditions.
• Assist with routine fire and life safety inspections and checks.

Emergency Response

• Respond promptly to urgent maintenance issues, including leaks, power failures, alarms, weather-related incidents, and other building emergencies.
• Take appropriate immediate action to make affected areas safe and prevent further damage.
• Communicate issues and actions taken promptly to the appropriate property team.
• Coordinate emergency contractors and specialized trades when required.
• Thoroughly document incidents, repairs, and follow-up requirements.

Property Upkeep & Presentation

• Help maintain a clean, safe, and professional appearance throughout the property.
• Maintain curb appeal and ensure common areas, service areas, and mechanical rooms are clean and organized.
• Identify damaged, worn, or unsafe property features requiring attention.
• Maintain an appropriate inventory of commonly used maintenance supplies, replacement parts, and tools.

Documentation & Contractor Coordination

• Maintain accurate and up-to-date maintenance records.
• Update property maintenance/ticketing systems daily with work completed, photos, notes, invoices, and outstanding items.
• Coordinate access and scheduling with contractors and vendors.
• Monitor contractor work and follow up to ensure projects are completed appropriately.
• Maintain organized records for inspections, preventative maintenance, repairs, and servicing.

Qualifications

• Minimum 3+ years of experience in building maintenance, property maintenance, facilities management, or a similar role, preferably within commercial or mixed-use properties.
• Strong hands-on ability in basic plumbing, carpentry, drywall, painting, roofing, and minor electrical work within permitted scope .
• Good working knowledge of mechanical systems, roof maintenance, and general building operations.
• Ability to troubleshoot common property and building maintenance issues.
• Comfortable reading basic plans, equipment nameplates, service tags, and maintenance documentation.
• Working knowledge of WHMIS, lockout/tagout procedures, fall protection, ladder safety, and mechanical/electrical room safety standards .
• Comfortable using property maintenance or PM ticketing systems, email, and mobile devices for photo documentation and reporting.
• Strong organizational skills with the ability to manage multiple work orders and follow through on outstanding items.
• Clear, polite, and professional communication skills when working with tenants, vendors, contractors, and property teams.
• Dependable, proactive, and able to work independently with minimal supervision.
• Valid driver's licence and reliable vehicle required.
• First Aid/CPR, WHMIS, lift, aerial platform, or other relevant safety certifications are considered assets.
