Position Overview

Melbourne Property Management is experiencing significant growth and is looking for a dedicated Condominium Manager (Portfolio) to help shape the management of new condominium communities. The successful candidate will oversee the opening of newly constructed condominiums, ensuring best practices are executed and that each community is prepared for occupancy.

Responsibilities

• Open a large new community according to best‑practice procedures.
• Mentor and develop Condominium Managers and Assistant Managers holding limited licences.
• Oversee and coordinate the Tarion Warranty for the community.
• Create and enhance a culture of communication in managed communities.
• Assist in creating community emergency preparedness manuals, homeowner manuals and building operations manuals.
• Provide key stakeholders with high‑level weekly updates.
• Perform day‑to‑day condominium management duties and responsibilities.
• Maintain an on‑site presence.
• Assist in establishing and adapting policies and procedures for the community.
• Assume full responsibility for physical, financial, administrative and customer‑service management, offering support, information and advice along with training to on‑site staff, trades and vendors.
• Provide residents with regular updates and communication.
• Prepare monthly management reports.
• Lead by example and inspire others.

Qualifications

• Strong experience with starting up two or more condominium communities.
• Experience working with condominium developers, new construction, and a deep understanding of the Tarion Warranty program, Builder Bulletin 49, and performance audits.
• Experience with shared facilities.
• Minimum of three years in the condominium or residential management industry (preferred).
• A hungry, enthusiastic, growth‑oriented manager with a passion for customer service.
• Well versed in the Condominium Act, day‑to‑day management, financial reporting, and reading statements, with experience in shared facilities.
• Experience in energy management, insurance & insurance claims, resident and board relations, government legislation, security & safety, and human resources management.
• Excellent communication and interpersonal skills.
• Open to ideas, willing to ask for help, flexible, proactive, and willing to learn from mistakes.
• Attention to detail and strong organizational skills.
• A passion for sharing knowledge and a desire to nurture the next generation of property managers.
• Valid Ontario General Licence issued by the Condominium Management Regulatory Authority (CMRAO); candidates with only a limited licence may also be considered.

Compensation & Benefits

Competitive salary ranging from $75,000 to $85,000 annually. The package includes medical and dental coverage, continuing education opportunities (such as conferences and courses), and other standard benefits.
