Position Overview 

The Lifestyle Rental Consultant (LRC) is a full-time leasing sales professional responsible for converting prospective residents into members of the LK Apartments community.

The LRC manages the leasing journey from initial inquiry through property tour, application, approval, and lease execution. This role requires a strong sales mindset, exceptional communication skills, disciplined follow-up, and the ability to build genuine relationships while confidently closing leasing opportunities.

The successful candidate is energetic, organized, persuasive, results focused, and committed to delivering an exceptional customer experience.

Primary Responsibilities: 

Leasing & Sales

• Respond promptly and professionally to new leads through phone, email, text, online inquiries, CRM platforms, and walk ins.
• Engage prospective residents to understand their housing needs, budget, timing, and preferences.
• Recommend appropriate communities, suites, floor plans, and leasing options based on prospect needs.
• Schedule and conduct engaging in person and virtual property tours.
• Confidently present suite features, amenities, neighbourhood benefits, pricing, promotions, and the overall LK Apartments lifestyle.
• Build rapport, identify barriers, overcome objections, and guide prospects toward a leasing decision.
• Maintain consistent and proactive follow up with prospects throughout the leasing journey.
• Meet or exceed established targets for tours, applications, conversions, leases, and occupancy.
• Support leasing campaigns, open houses, outreach activities, and peak student leasing initiatives.

Lead, CRM & Application Management

• · Manage an active pipeline of prospects and maintain accurate and timely records of all leasing activity.
• Utilize EliseAI and Yardi to manage leads, communications, tours, applications, follow ups, and leasing activity.
• Ensure every lead is appropriately followed up on and progressed through the leasing funnel.
• Guide prospects through the rental application process and ensure required information and documentation is complete and accurate.
• Support application screening, approvals, deposits, and lease execution.
• Follow up on incomplete and outstanding applications to maximize conversion.
• Maintain accurate knowledge of current availability, pricing, promotions, lease terms, and upcoming inventory.

Property & Market Knowledge

• Maintain strong knowledge of LK Apartments communities, available suites, amenities, services, and surrounding neighbourhoods.
• Stay informed about the Waterloo rental and student housing market, competitor offerings, pricing, and leasing trends.
• Regularly walk available suites, model units, amenities, and tour routes to ensure they are clean, professional, and show ready.
• Provide feedback on prospect preferences, objections, competitor activity, pricing, and market conditions.

Customer Experience & Collaboration

• Deliver a professional, welcoming, and consistent experience at every prospect and resident interaction.
• Work collaboratively with Client Care, Property Management, Marketing, and Maintenance to support leasing objectives and resident satisfaction.
• Assist with renewal and resident retention initiatives as required.
• Represent the LK Apartments brand professionally at properties, community events, leasing initiatives, and outreach activities.

Requirements

• Previous experience in sales, leasing, hospitality, real estate, or customer service. Multi-residential or student housing experience is preferred.
• Strong sales aptitude with the confidence to build relationships, overcome objections, and close.
• Excellent verbal, written, and interpersonal communication skills.
• Energetic, personable, professional, and comfortable engaging with a wide range of prospective residents.
• Highly organized with strong attention to detail and disciplined follow through.
• Goal-oriented and comfortable working toward measurable sales and conversion targets.
• Self-motivated with the ability to independently manage a high volume of leads and competing priorities.
• Strong computer skills and confidence working within CRM and property management platforms.
• Experience with Yardi and EliseAI is strongly preferred.
• Knowledge of the Waterloo student and multi residential rental market is considered an asset.

Work Schedule:

Full-time position of 40 hours per week.

This position operates on a rotating schedule that includes mandatory evening and weekend shifts based on leasing demand and business requirements.

Regular travel between LK Apartments properties and leasing locations is required.

Must be comfortable conducting multiple property and suite tours throughout the workday, including navigating stairs and walking between properties.

Additional flexibility may be required during peak leasing and turnover periods.
