Construction Manager

Hare Properties is converting a downtown Calgary office building into residential rental units. We are acting as our own general contractor on this project, and we are hiring an experienced Construction Manager to run it end to end — both on the ground and on the commercial side.

Ownership is based out of province and will be on site regularly but not daily, so this is a high-autonomy role: you are the person running this build. We are looking for someone who has carried a project on their own shoulders before and is comfortable being the buck-stops-here decision-maker on site, with a clear reporting line back to ownership.

What You’ll Own

On site (Superintendent function)

• Run all daily construction activity: trade coordination, sequencing, quality control, and progress against schedule.

• Manage the realities of a conversion — full MEP reconfiguration, new plumbing/electrical risers, adding kitchens and bathrooms to every unit, and any façade, window, or balcony scope.

• Keep the site safe, clean, and inspection-ready at all times.

Commercial (Project Manager function)

• Source, buy out, contract, and manage subtrades directly — we are self-performing the GC role, so you hold the trades accountable to scope, schedule, and budget.

• Own the project schedule and track costs against budget; flag risks early with solutions.

• Coordinate permits, inspections, and change-of-occupancy requirements with the City of Calgary.

• Prepare documentation to support construction draw requests.

Safety & compliance

• Act as the site’s prime contractor for safety: build and enforce the safety program in line with Alberta OH&S obligations.

Owner coordination

• Provide a fixed weekly report to ownership: progress photos, schedule vs. plan, budget actual vs. forecast, and a two-week look-ahead.

• Escalate decisions above defined spending and change-order thresholds to ownership; maintain a running decision log so there’s a clear trail.

Required

• Proven autonomy — you’ve independently run projects as the senior on-site authority (running your own jobs or as a top superintendent/CM), not always with an owner or senior PM over your shoulder.

• Office-to-residential conversion, adaptive-reuse, or major heavy-renovation experience. This is the single most important qualification. Ground-up-only candidates will not be a fit.

• 7+ years running multi-residential or commercial construction at a superintendent or construction-manager level.

• Strong subtrade procurement and management — you’ve held trades to scope, schedule, and quality and run a buyout.

• Solid scheduling and cost-tracking discipline; comfortable owning a budget.

• Working knowledge of the Alberta Building Code, change-of-occupancy requirements, and the inspection process.

• Current Alberta safety credentials and the ability to serve as prime contractor on safety.

Assets

• Experience in occupied or downtown buildings (tight logistics, limited staging, access and elevator constraints).

• Construction management and scheduling software (Procore, MS Project, or similar).

• Red Seal trade background, NCSO/CSO safety designation, Gold Seal certification, or PMP.

• Familiarity with municipal grant or incentive program requirements (e.g., Calgary’s downtown conversion programs).

How the Role Works

This is a hands-on, on-site position — you are the field lead, not overseeing a superintendent beneath you. You’ll have real decision-making authority and a direct line to ownership, balanced with clear reporting and approval structure given that owners are out of province.

Compensation

• $150,000–$200,000 base, commensurate with experience and the depth of your conversion background.

• Project completion bonus (structure discussed with the successful candidate).
