Real Estate Financial Analyst

Job Responsibility:
Key Responsibilities
Asset Performance & Analytics
Analyze and track financial performance across a portfolio of U.S. vacation rentals, Canadian commercial assets, and development projects
Build and maintain financial models, including pro formas, sensitivity analyses, and return projections for both stabilized and pre-development assets
Prepare monthly and quarterly dashboards tracking KPIs, budget variances, and operating performance trends
Fund & Portfolio Management
Support fund-level financial modeling including capital allocation, waterfall structures, and forecasting
Track investor capital accounts, equity commitments, and fund performance metrics
Coordinate with tax, legal, and compliance teams on reporting and regulatory documentation
Budgeting & Cash Flow Forecasting
Develop and manage annual budgets across stabilized and development assets
Forecast short- and long-term cash flow needs, including construction draw schedules, operating reserves, and working capital
Track actuals vs. budget and provide variance commentary and risk assessments
Development Financial Oversight
Underwrite new development and value-add opportunities, including feasibility, cost benchmarking, and projected returns
Monitor project budgets, timelines, lender draw processes, and contractor payment schedules
Support investor and lender reporting through development updates and project performance tracking
Financing Strategy & Management
Assist in sourcing, evaluating, and structuring new debt financing for acquisitions, refinances, and development projects in both Canada and the US
Prepare lender packages including models, executive summaries, and due diligence documentation
Manage ongoing lender relationships, covenant compliance, and loan reporting obligations
Track interest rate exposure, maturity schedules, and debt service coverage across the portfolio
Investor Relations & Reporting
Prepare quarterly investor updates, fund reports, and capital call/distribution notices
Develop visual presentations and investment summaries for investor meetings and fundraising initiatives
Respond to investor questions, ad hoc requests, and due diligence processes
Cross-Border Coordination
Work with advisors on U.S. and Canadian accounting, tax, and fund flow logistics
Track FX implications, repatriation planning, and compliance across both jurisdictions
Qualifications

• Bachelor's degree in Finance, Real Estate, Accounting, or a related field (Master's, CPA, or CFA a plus)
• 2-5 years of experience in real estate private equity, development finance, or institutional investment management
• Strong understanding of capital markets, real estate financing structures, and lender underwriting processes
• Advanced Excel modeling skills with experience in development underwriting and fund waterfall calculations
• Familiarity with real estate debt instruments, loan servicing, and construction lending practices
• Knowledge of both U.S. and Canadian real estate markets and regulatory frameworks
• Proficiency in financial platforms (e.g., Argus, Yardi, QuickBooks, Stessa, or similar)
• Exceptional communication and organizational skills; able to manage multiple priorities across jurisdictions

Pay: $70,000.00-$90,000.00 per year
