Position Summary
The Tenant Improvement Foreman is responsible for supervising and coordinating day-to-day construction activities on commercial tenant improvement projects. This role provides on-site leadership, manages subcontractors and trades, ensures adherence to project schedules, quality standards, and safety requirements, and serves as the primary field contact throughout project execution.
The successful candidate will have strong construction knowledge, leadership skills, and experience completing commercial renovations and tenant build-outs while maintaining excellent client and stakeholder relationships.
Key Responsibilities
Site Leadership & Supervision
- Lead and coordinate daily tenant improvement construction activities.
- Direct trades, subcontractors, and labour personnel to ensure work is completed safely and efficiently.
- Ensure work is completed according to plans, specifications, building codes, and company standards.
- Conduct daily site walkthroughs to monitor progress and address deficiencies.
- Maintain a clean, organized, and professional job site.
- Material take-offs
- Assist with project planning, scheduling, and sequencing of work.
- Coordinate material deliveries and ensure required materials are available when needed.
- Identify and resolve site issues to minimize delays and disruptions.
- Work closely with Project Managers, Superintendents, Property Management teams, and tenants.
- Assist in ensuring projects remain on schedule and within budget expectations.
- Ensure sites are clean tidy and organized
- Assist with managing site team and daily tasks
- Review / manage all of teams tools and inventory
Quality Control
- Monitor workmanship and ensure quality expectations are met.
- Conduct inspections throughout construction and at project completion.
- Assist with deficiency resolution with subcontractors.
- Ensure all work complies with applicable building codes and regulatory requirements.
Safety Management
- Promote a strong safety culture on all job sites.
- Conduct regular safety meetings and toolbox talks.
- Ensure compliance with WorkSafeBC regulations and company safety policies.
- Maintain site documentation including inspections, incident reports, and safety records.
- Ensure all workers use appropriate personal protective equipment (PPE).
- Immediately address unsafe conditions and behaviours.
- Ensure team is filling out FLHA’s
Client, Tenant and Landlord Relations
- Act as a professional representative of the company during construction activities.
- Communicate construction schedules, disruptions, and project updates as required.
- Maintain positive relationships with tenants, property managers, consultants, and trade partners.
- Support tenant satisfaction through proactive communication and responsive service.
Administrative Responsibilities
- Complete daily site reports and project documentation.
- Track labour hours and subcontractor performance.
- Assist with change order information and project reporting.
- Maintain accurate records of project progress and completion milestones.
- Participate in project meetings and provide site status updates.
- Have an understanding of Procore, Salus or be willing to learn
- Photo updates in Procore daily
Qualifications
Education
- High School Diploma or equivalent.
- Journeyman trade certification or construction-related education is considered an asset.
Experience
- Minimum 5 years of commercial construction experience.
- Minimum 2 years of supervisory or foreman experience.
- Proven experience in tenant improvements, commercial renovations, or interior construction projects.
- Experience coordinating multiple trades and subcontractors.
Skills & Knowledge
- Strong understanding of commercial construction methods, building systems, and materials.
- Ability to read and interpret blueprints, specifications, and construction schedules.
- Knowledge of WorkSafeBC requirements and construction safety practices.
- Excellent communication, leadership, and teamwork skills.
- Strong problem-solving and organizational abilities.
- Proficiency with construction management software and mobile reporting tools is an asset.
- Ability to manage multiple priorities in a fast-paced environment.
Hours of Work
- Regular schedule of 40 hours per week .
- Schedule may fluctuate based on project demands, construction milestones, tenant requirements, and site conditions.
- Occasional overtime, early morning starts, evening work, or weekend work may be required to meet project deadlines and operational needs.
- Flexibility is required to support construction schedules, tenant occupancy requirements, and emergency project-related situations when necessary.
Working Conditions
- Primarily field-based at active construction sites.
- Frequent standing, walking, climbing stairs, lifting materials, and physical activity.
- Exposure to varying weather conditions and active construction environments.
- Use of personal protective equipment (PPE) is required at all times on construction sites.
- Valid BC Driver's License and reliable transportation required.
