Job Function:

Hydro One's real estate portfolio is essential to powering the province and supporting thousands of employees across Ontario. The Senior Manager, Real Estate Strategy & Planning serves as a key strategic leader responsible for developing long-term capital plans, overseeing portfolio financials, managing Hydro One's leasing program, and ensuring effective administration of property tax and land rights obligations. Working at the intersection of strategy, finance, and real estate, this role provides the insight, analysis, and planning required to make informed investment decisions and maximize value from the portfolio. The position offers an opportunity to influence enterprise priorities, engage with senior leaders, and help shape the future of Hydro One's workplaces and facilities.

General Accountabilities:

• Work collaboratively with Director and CoE Leads to develop F&RE strategy and support investment/business plan, metrics and divisional objectives in each of the key work programs. Work in close collaboration with peer managers to assist in the development of investment/business plans in the various F&RE departments and integrate them into an overall F&RE divisional investment/business plan.
• Establish and implement a balanced scorecard and be accountable for any related reporting.
• Act as the single point of contact for LoB and enterprise planning and reporting related to F&RE. Establish executive dashboard to track and report all functional metrics. Translate strategic objectives into distinct KPIs.
• Benchmark portfolio performance and work to ensure there is a process to continuously improve portfolio management.
• Remain current on leading practices in order to improve F&RE performance analytics, risk management, governance, and reporting. Be able to separate 'planning' from 'execution' to enable a focused effort.
• Improve asset financial performance through OM&A expense reduction or revenue generation.
• Coordinate communication with managers from other parts of Hydro One, ensuring that the F&RE strategy is properly synchronized with the strategic plans in the other lines of business.
• Provide a consultative role to the F&RE Director and the Vice President Shared Services, in the development of an effective F&RE strategy that aligns with the overall corporate objectives.
• Coordinate all investment and business planning activities in the F&RE division. Communicate and coordinate with the senior managers from the F&RE division.
• Ensure that F&RE plans are synchronized with work programs in other parts of the corporation through extensive and effective communication with executives in these other areas.
• Develop F&RE business plans for senior executive review articulating the F&RE high level strategy, investment plans, ongoing requirements and future plans. Act as the interface with corporate finance, to ensure that F&RE plans align with the overall corporate business planning process.
• Interact directly with F&RE senior executives from other electric utilities across North America to gain industry knowledge and retain industry contacts. Work into the overall F&RE program key learnings from these industry contacts.
• Design and implement appropriate divisional processes to manage and track the progress of all critical F&RE programs. Document variations to plan both financial and targeted business results. Provide advice and guidance on corrective actions where appropriate.
• Be accountable for the integrity of the F&RE financial information where the accuracy of the information will impact on the overall integrity of corporate financial accuracy and will be a critical success factor for future regulatory rate filings.
• Provide advice on the development of the strategy in managing and developing the third party and outsourcing relationships.
• Work with various F&RE managers to determine ways of improving efficiency and productivity across the F&RE functions. Provide guidance on best practice in service level agreement measures, incentive/penalty programs, and progress tracking methods.
• Participate in meeting legal, regulatory and market rules requirements by developing information related to outsourcing strategies, policies, and standards, results as required to support submissions to the Regulator. Advice on implications of contract change, strategic direction, and business planning across Corporate F&RE Services. Assess and advise on opportunities and liabilities that could have an impact on asset value and revenue.
• Oversee the division's role in the company productivity and cost savings program initiatives, as required. Managerial Accountabilities
• Manage the unit and achieve the approved programs and targeted results through: Maintain a team who can produce the output required. Ensure team members are able and willing to produce the desired output, and that team managers continually improve the processes for achieving the outputs. Assess staff capability to do the required work, now and in the future. Conduct personal effectiveness reviews of team managers/specialists to build relationships and trust, and to improve effectiveness. Mentor and counsel staff-once-removed. Accountability for the output of others
• Set the appropriate context for team (i.e. corporate strategies and policies, accountabilities, tasks, budget and programs, compliance and performance targets, expectations for continuous improvement, etc.).
• Set an effective framework of policies and procedures for the work of the unit.
• Know and ensure own and team's compliance with all legal and regulatory requirements, and all corporate policies and procedures, and generally accepted practices relating to the work of the unit.
• Establish a two-way working relationship with team to solicit their views on conditions and potential changes affecting their work, and continuous improvement opportunities.
• Provide leadership to teams, so that they collaborate competently, and with full commitment, with each other in pursuing the goals set.
• Translate the corporate goals and objectives into a direction which guides the work of the unit.
• Communicate with that direction to all staff.
• Define specific tasks for team which are required to achieve desired results and/or to accommodate changes required within the business operations.
• Communicate expectations regarding collateral relationships among teams. Providing a safe and healthy work environment.
• Provide team with appropriate knowledge, skills, information, work procedures and equipment to facilitate responsible behavior which will protect their safety and contribute to their health. Provide a work environment and facilities where health and safety incidents are minimized.
• Provide a work environment that supports and values diversity and is free from harassment.
• Know and ensure team complies with all legal and regulatory requirements, corporate policies and procedures, and generally accepted practices relating to their work. Demonstrating stewardship of the assets and resources:
• Ensure every reasonable precaution is taken for the protection of teams, the environment, and the assets.

Selection Criteria:

• Minimum 8-10 years leadership experience work in real estate/facilities management. Strong vendor management skills.
• Proven leader who consistently seeks innovative ways to improve cost efficiency. Experience working with a variety of stakeholders including executive leaders, vendors, landowners, Indigenous communities and organizations, and government entities.
• Education: An Undergraduate Degree in Business Administration
