Caretaker

Job Summary:

CML Properties is seeking a part time Caretaker, in 100 Mile House, focused on safe, affordable housing.

The successful proponent should be familiar with the Residential Tenancy Act and perform a variety of

administrative and caretaker duties.

Primary Responsibilities

Rentals & Tenant Relations

• Show suites to prospective tenants and prepare vacant units for rental
• Conduct suite condition inspections and complete tenancy applications (Property Manager signs all applications and leases)
• Collect rent and security deposits, and make bank deposits

• Maintain tenant files and respond to tenant complaints
• Enforce property rules

Maintenance

• Perform basic repairs to suites and common areas
• Respond to tenant maintenance requests and coordinate access for trades
• Monitor the property and report larger issues to management
• Maintain equipment and painted surfaces

Grounds Keeping

• Keep the property and garbage areas tidy
• Clear snow and ice, and apply de-icer as needed
• Mow, trim, and weed in season; adjust the irrigation system
• Conduct seasonal clean-ups

Cleaning

• Maintain cleanliness of common areas (lobbies, hallways, stairwells, amenity and laundry

rooms) per a routine cleaning schedule

• Stock cleaning and washroom supplies

Experience:

• Previous caretaking, building maintenance, or property management experience an asset
• Comfortable with basic repairs and light seasonal outdoor work
• Strong communication skills and comfort handling tenant interactions, including occasional

difficult conversations

• Reliable, organized, and able to keep accurate records
• Must be bondable and provide CRS
• A minimum of 3 years’ experience in property maintenanceEducation:

  Apprenticeship in general contracting work

  Work Experience

  A minimum of 3 years’ experience in property maintenance

  Personal Skills

  • Effective communication skills
  • Familiarity with Microsoft Outlook, Word, and Excel
  • Ability to lift up to 25 Kilograms

  Hours and Compensation:

  6 hours 2 x per week

  Additional days/hours as required and approved by the Property Manager

  Wage :$23.00/hour

  4% holiday pay accumulated on gross income.
