Job Description

At Chandos, we hire construction Project Managers and Directors who set the standard - technically strong, financially disciplined, and exceptional at leading people and projects. While we don’t have an open PM role today, we maintain a small, selective pipeline of individuals who genuinely align with our work, our values, and our approach to collaborative construction.

Key Responsibilities

• Own full-lifecycle delivery of mid-to-large commercial projects (roughly $30 M+ in scope)
• Oversee cradle-to-grave project delivery, including: Design review and constructability input, Estimating, budgeting (Class D, Class B, Tender) and cost control, Tendering, procurement, and contract administration, Construction sequencing, site logistics, and methodology development, Close-out, hand-off, and client transition
• Manage both open CM (CCDC 5A/5B) and converted CM (CCDC 2) delivery models: Shift projects from open to fixed-sum contracts through risk identification and tender recap, Mitigate risks and capitalize on opportunities throughout construction
• Craft compelling proposals and methodologies that win work and clearly articulate “what’s in it for the client”
• Implement estimating input, subtrade buy-outs, contracts, change-order controls and robust forecasts
• Mentor project managers, coordinators, superintendents and support staff—develop tomorrow’s leaders today
• Foster client, consultant and subcontractor relationships that drive repeat business and strong referrals
• Embed continuous improvement: streamline processes, reinforce safety best practices, capture lessons learned

Compensation Transparency

Expected salary band for these roles:

• Project Manager I/II/III $102,000-$137,000
• Senior Project Manager I/II $137,000-$173,000
• Project Director 1 I/II/III $147,000-$193,000
• Project Director 2 I/II/III $195,000 and upwards depending on experience

The base salary range for this role is listed above and may vary based on your experience. This position also includes a competitive bonus program. Throughout the interview process, we’ll discuss your background to determine the best alignment for your experience level.

Qualifications

These are MINIMUM requirements:

• 8+ years as a construction  Senior Project Manager or Project Director delivering commercial, institutional, school, or large TI projects
• Full accountability for projects from pre‑construction through closeout , including ground‑up delivery.
• 8+ years with a general contractor on mid‑ to large‑scale commercial projects (not developer‑side or self‑performing models).
• Proven ability to lead and mentor Junior PMs and Project Coordinator teams.
• Demonstrated success independently managing full‑scope projects (not segmented PM roles).
• Track record delivering $5M–$150M projects within reputable GC environments.
• Strong expertise in construction management , delivery models, and contract structures.
• Advanced skills in budgeting (Class D to Tender), cost control, and tendering.
• Strong capability in risk management , opportunity identification, and tender recap preparation.
• High proficiency in forecasting, financial reporting , and project performance analysis.
• Skilled in MS Project , site logistics planning, scheduling, and construction sequencing.
• Valid driver’s license and ability to balance office and site work.
