Principal, Private Markets (Real Estate)
Department: Investments | Type: Full-Time - Permanent | Location: Toronto (Hybrid)
OPTrust seeks a Principal to join the Private Markets Team focused on Real Estate, based in the Toronto office. The Principal will provide high quality analysis, reporting, research and investment opinions relating to new investment opportunities and existing real estate portfolio investments. The role involves investment underwriting, due diligence, financial analysis, drafting and presenting investment recommendations, and participating in portfolio and asset management activities.
Responsibilities
- Investment Due Diligence: Evaluate real estate investment opportunities; conduct detailed underwriting and due diligence, including preparing financial models and returns analysis; assess market conditions and review third-party materials; prepare investment committee recommendations and participate in decision-making.
- Portfolio and Asset Management: Support ongoing asset management of real estate investments; review leasing and capital plans; assist with budgets and strategic initiatives; perform or oversee asset valuations using Argus and other models; coordinate with Finance and appraisers on valuation matters.
- Reporting, Coordination & Communication: Lead quarterly real estate portfolio reporting with the analyst team; produce in-depth portfolio analysis; monitor exposures by sector and geography; liaise with Finance on accounting, valuations and performance; prepare ad-hoc reports and presentations; attend real estate events as required.
- Research & Strategic Initiatives: Conduct research on industry trends and technologies; maintain knowledge of real estate legislation and regulations; support strategic initiatives across the real estate portfolio and broader Private Markets platform.
- Other duties: Perform additional projects as required and support the real estate team in decision-making processes.
Qualifications
- 2-5 years of relevant commercial real estate experience.
- Undergraduate degree in business, finance, accounting, real estate or a related discipline.
- Progress towards CFA designation strongly recommended; additional designations (MBA, CPA, etc.) valued but not required.
- Experience with multi-residential, industrial, office and retail properties is an asset; institutional environment preferred.
- Strong financial modelling skills with demonstrated experience in investment and valuation analysis.
- Advanced knowledge of Microsoft Office; familiarity with Argus and other real estate valuation software (Argus experience is an asset).
- Self-starter, detail-oriented, intellectually curious, with good motivation and drive.
- Team-oriented, collaborative, with strong oral and written communication and presentation skills.
- Availability for travel as required.
