The Client

Our client is a well-established and highly respected commercial real estate management firm with a strong presence across British Columbia. Managing a diverse portfolio on behalf of private ownership groups, they have built a reputation for delivering exceptional service, operational excellence, and long-term value to their clients.

The Position

Reporting to the Team Lead, the Property Manager will be responsible for the day-to-day management of a portfolio of industrial properties located throughout the lower mainland. The portfolio consists primarily of high-quality industrial assets. The successful candidate will work closely with tenants, ownership groups, service providers, and internal support teams to ensure the portfolio is operated efficiently and maintained to the highest standards.

Key responsibilities

  • Managing all aspects of day-to-day property operations across the assigned portfolio.
  • Developing and maintaining strong relationships with tenants, ownership groups, and service providers.
  • Conducting regular site inspections and ensuring assets are maintained to a high standard.
  • Coordinating repairs, maintenance programs, and capital improvement projects.
  • Preparing and managing annual operating budgets.
  • Monitoring property performance and analyzing budget variances.
  • Reviewing and approving invoices, service contracts, and operating expenses.
  • Working closely with accounting teams on monthly reporting, reconciliations, and financial analysis.
  • Assisting with lease administration, tenant requests, renewals, and occupancy matters.
  • Ensuring compliance with applicable legislation, policies, and procedures.
  • Collaborating with Property Administrators, Operations personnel, and other internal stakeholders to deliver exceptional service to clients.

The Requirements

The ideal candidate will be an experienced commercial Property Manager with a strong understanding of property operations, tenant relations, and financial management.

Qualifications

  • Minimum 3-5 years of commercial property management experience.
  • Experience managing industrial, office, or retail assets.
  • Valid BC Rental Property Management License, or the ability to obtain one.
  • Strong understanding of budgeting, financial reporting, and property operations.
  • Proven ability to build and maintain qualified relationships with tenants, clients, and service providers.
  • Excellent organizational and time-management skills.
  • Strong communication and interpersonal abilities.
  • Proficiency with Microsoft Office, particularly Excel.
  • Experience using commercial property management software is considered an asset.
  • A proactive and accountable approach to portfolio management.
