About the Facilities Management Department
Mount Royal University's Facilities Management department is responsible for the planning, development, construction, design, operation, maintenance, safety, security and stewardship of all the buildings, infrastructure, sites and services within Mount Royal's campus community. Through efficient and environmentally sustainable operation, we offer grounds, custodial, building operations, facilities planning, security services and engineering professional services to provide a physical environment that supports and enhances our academic space for students and staff. Our team of professionals are dedicated to providing customer service excellence. Our staff respond to daily service requests and emergency/ priority situations as needed.
About the Role
Reporting to the Manager, Central Plant & Mechanical Systems, the Supervisor Central Plant provides leadership, coordination and direction to a team of Power Engineers and Building Automation technicians to maintain, repair and operate the Central Plant and HVAC systems throughout the University Campus.
This position is a part of the MRSA Collective Bargaining Unit. The normal shift is 7.5 hours per day, five days per week, Monday to Friday. Overtime may be required. Callouts to the campus can be expected during emergencies.
Responsibilities
Responsibility 1 (45%): Central Plant Operations
- Provides leadership, coordination and direction to Power Engineers and Building Automation Technicians in the daily maintenance, repair and operations of the Central Plant and HVAC systems throughout the University;
- Oversee the maintenance and repair of hydronic systems for the heating, cooling and glycol systems. This includes room controls, valves, steam traps, unit heaters and all associated components;
- Oversees the proper operation of the equipment in the heating and cooling plants throughout campus including but not limited to exhaust fans, air handlers and humidifiers;
- Ensures equipment and processes are operating and maintained to meet ABSA code requirements, manufacturers recommendations and industry standards;
- Endeavors to minimize equipment downtime through effective troubleshooting, root cause analysis, issue responsiveness and effective coordination of preventive maintenance;
- Reviews maintenance reports, data trends and statistics to improve equipment operation, design and operation to proactively adjust operation and maintenance activities;
- Monitors maintenance performance and implementing processes, procedures, and methods to improve results in all key functional areas;
- Responsible for implementing and maintaining best operating practices for chemical water treatment programs;
- Ensures proper air balancing and commissioning practices of equipment and systems are followed;
- Responds to emergencies or requests from university personnel regarding any HVAC equipment.
Responsibility 2 (45%): Administration and Staffing
- Daily assignment/direction of work requests (Demand & Preventative Maintenance);
- Responsible for ensuring work requests are prioritized and managed daily to achieve cycle time completion metrics to meet department core objective of providing quality customer service;
- Responsible for ensuring preventative maintenance schedules are completed on time to meet the department core objective of maintaining reliable building systems;
- The Supervisor will perform quality control spot checks and follow up on the level of service provided by the team to ensure Faculty, Staff and Students receive quality customer service;
- Monitor staff quality of work;
- Communicate updates to staff;
- Mentor and coach staff;
- Liaise with management daily;
- Assist with recruitment process (selection committee);
- Contribute to performance evaluations of staff;
- Responsible for approving staff time sheets;
- Responsible for reviewing staff leave requests;
- Responsible for training and orientation of new and existing staff.
Responsibility 3 (10%): Collaboration and Support
- Schedules, supports, coordinates and provides direction as required to contractors to perform contracted services on equipment as per industry best practices;
- Collaborate and support energy management specialist, sustainability specialist, electrical & mechanical specialists, project managers, and other facilities management resources, supervisors and management to encourage a continuous improvement and team building culture;
- Act as a lead role assisting the Manager during times of absence due to leave to maintain business continuity;
- Assist other Facilities Operations Supervisors during times of absence due to leave to maintain business continuity.
Other duties as assigned.
Qualifications
- 3rd Class Power Engineering ABSA Certificate;
- 5-8 years experience in an industrial plant with heavy machinery such as Boilers, Chillers, Pumps, Motors, piping distribution, etc.;
- Experience leading people;
- Experience in a unionized environment;
- Experience coordinating and directing work assignments and scheduling;
- Experience using a CMMS system such as Archibus would be an asset;
- Service contract coordination;
- Liaison with regulatory bodies and inspectors such as ABSA;
- Steam plant operation and maintenance;
- Control and automation experience;
- Cogeneration (CHP) experience;
- Inspection and trades works;
- Working with tools in construction or maintenance;
- Mechanical aptitude;
- Strong analytical and problem-solving abilities;
- Exceptional communication and interpersonal skills;
- Ability to work collaboratively with diverse groups.
Salary : $76,640.00 - 96,963.00 per annum
