Commercial Property Manager

Property Operations and Tenant Relations:
- Manage daily operations of commercial properties, including office and retail spaces.
- Respond to tenant inquiries and coordinate maintenance, repairs, inspections, and move-ins/move-outs.
- Maintain building access records and enforce property rules.
- Coordinate contractors and escalate significant issues to the Property Owner.
- Clears snow from the walkways of the tenants and the landlord.

Lease Administration:
- Maintain commercial lease records, renewals, amendments, and critical dates.
- Monitor rent adjustments, common area maintenance (CAM) charges, operating cost recoveries, and tenant obligations.
- Coordinate lease documentation and tenant communications.

Financial Administration:
- Monitor accounts receivable, follow up on overdue payments, and resolve billing discrepancies.
- Review invoices, prepare purchase orders, track expenses, and assist with budgets and financial reports.
- Support tenant billing and annual operating expense reconciliations.

Vendor and Contract Management:
- Coordinate contractors, maintenance providers, and service contracts.
- Obtain quotations, monitor vendor performance, and verify insurance and safety documentation.
- Schedule work and ensure timely completion of services.

Records and Reporting:
- Maintain accurate property, tenant, lease, financial, and maintenance records.
- Prepare reports on occupancy, expenses, maintenance, and accounts receivable.
- Ensure records are organized, current, and confidential.
